111 Market Square Office Towers

Bendheim’s customized second-skin glass facade is a key element in the effort to elevate two 1960s Class B office towers into Class A commercial real estate assets. The architects and developers selected Bendheim’s glass system for its ability to give new life to old buildings. The jewel-like ventilated glass facade covers major areas of the exterior walls and creates new overhangs and decorative fins. It features translucent “White Bisque” low-iron glass panels, reaching sizes up to 4 by 6 feet. The glass panels attach to the building via adjustable Wall-H metal fittings that tie back to the existing structural beams and concrete facade. The compression attachments eliminate the need for expensive and cumbersome glass drilling, speeding installation. The customized facade system was designed and engineered to California seismic conditions.

The luminous glass cladding changes the way the towers “read,” making them appear lighter, more modern and sophisticated. According to the architects, the glass facade successfully changed the perception of the property, and is expected to deliver substantial return on investment.
